TRADE SPECS
- Earthworks, Demo & Concreting: Site slopes with 5m fall (1:22) from Mascar Street frontage (58m AHD) to Mt Gravatt-Capalaba Road corner (53m AHD). Two (2) basement levels of excavation for car parking (314 spaces). Basement 02 at approx. +49.66-51.87, Basement 01 at approx. +52.76-54.97. Concrete balcony edges, masonry walls. Single 6.5m wide Type B2 crossover to Mascar Street; all existing crossovers removed and replaced with kerb & channel. Retaining walls and driveway works.
- Roof & Clad: Elevations note painted and rendered blockwork, textured masonry with semi-frameless glass balustrades, aluminium framed windows and glass sliding doors, aluminium privacy screens/battens, landscape planter boxes at roof level. Non-reflective/low-light materials to be used for road frontage facades.
- Plumbing, Drain & Gas: New property connection and water meter service to existing water main in Mascar Street. New sewer connection to existing sewer main in Mt Gravatt-Capalaba Road. Stormwater collected internally and detained in a new tank on the north-western side, discharged to a new stormwater manhole on Mt Gravatt-Capalaba Road. Mechanical stormwater treatment (hydrocarbons, suspended solids, nutrients) as site exceeds 2,500m2. Existing connections abandoned per Urban Utilities requirements.
- Elec & Solar: Padmount transformer to Energex requirements noted at basement level. Booster cabinet shown. Energy efficiency and subtropical passive design principles ('Buildings that Breathe') adopted; no specific solar PV or EV charging provisions detailed in the plans reviewed.
- Carpentry, Joinery & Steel: Internal fit-out for 175 units (mix of 1, 2, 3 & 4-bedroom).
